Parking Structure Waterproofing

Parking garages and ramps endure some of the harshest conditions of any building envelope: freeze-thaw cycling, chloride exposure from de-icing salts, standing water, and constant vehicular loading. ATC Floorings installs traffic-bearing membrane systems that create a seamless, waterproof barrier between the wearing surface and the structural slab.

Our systems are designed to manage the thermal and structural movement common in Ottawa parking structures. Crack-bridging base coats accommodate substrate shifts while maintaining waterproof integrity. This extends the service life of the concrete deck and dramatically reduces maintenance costs for property managers and condo corporations.

Typical Build-Up

A standard vehicular system includes: surface preparation and crack repair, primer coat, elastomeric waterproof base coat (40–60 mils), intermediate reinforcement layer, and a UV-stable aliphatic polyurethane topcoat with anti-slip aggregate. Total build thickness ranges from 60 to 100 mils depending on traffic classification and warranty requirements.

We install traffic coatings for condominium parking garages, commercial parkades, hospital parking structures, university parkades, loading docks, and rooftop parking decks throughout Ottawa and Eastern Ontario. We regularly schedule work during off-peak hours and building shutdowns to minimize tenant disruption.

Compliance & Warranties

Our traffic membrane installations comply with Ontario Building Code requirements for waterproofing and can be specified to meet manufacturer-extended warranties when installed as part of a complete system. We provide detailed submittals, mock-ups, and third-party testing coordination as required by your project specifications.
